Consistent Listings builds listing systems for dozens of real estate niches across property types, seller situations, agent types and market types, using the same YouTube Ads and ISA appointment framework we run in every market we run in. Each niche gets its own search phrases, targeting stack, ISA questions and script, fitted to that seller rather than a generic homeowner. The offer stays the same in every niche: 2 signed listings in your first 100 days.

  • Every niche below runs the same four-step system, with the script, targeting and ISA questions rebuilt for that seller.
  • Property-type niches range from luxury and waterfront homes to manufactured homes and raw land.
  • Seller-situation niches include probate, divorce, downsizing, relocation and military PCS moves.
  • Agent-type niches cover solo agents, team leaders, brokerages and agents already running a YouTube channel.
  • Fair Housing rules apply the same way in every niche: targeting is by location and search behaviour, never by protected class.

Property-type niches

Some sellers are defined by the property itself, and the buyer pool, the objections and the search phrases change with it. We build campaigns for luxury and estate homes, waterfront, lakefront and beachfront homes, golf course and country club communities, and gated communities, where door knocking is not an option and video is the only way past the gate.

Specialty property types get their own campaigns too: equestrian properties, historic homes, cabins, mountain and vacation homes, townhomes, condos, pre-construction condos for Toronto and Vancouver assignment sellers, and co-ops, where board approval scares off generalist agents.

We also run campaigns for active adult communities, ranches, farms, acreage and raw land, off-grid and rural homes, manufactured and mobile homes, modular and prefab homes, homes with ADUs and in-law suites, multi-family duplexes, triplexes and fourplexes, short-term rental and Airbnb properties, fixer-uppers and distressed homes, foreclosures, REO (real estate owned) and short sales, and new construction and spec homes.

Seller-situation niches

Other campaigns are built around what is happening in the seller's life rather than the property type, and the targeting for every one of them stays intent-based, never status-based. We run campaigns for divorce sales, where a court date sets a deadline, and probate and inherited homes, where executors are often out of area and searching process questions weeks before they search for an agent.

Downsizing and empty nesters are often the clearest seller ICP (ideal client profile) in real estate: decided, deadline-driven, and sitting on surplus equity. Upsizing and move-up sellers run two transactions from one relationship, and relocation and job transfer sellers work against a start date somewhere else, the hardest deadline in the business.

We also build for military PCS (permanent change of station) and VA sellers, where orders set the timeline, snowbird sellers deciding between two homes in the off season, senior transitions where adult children usually do the searching, expired listings, FSBO (for sale by owner) sellers, absentee and out-of-state owners, tired landlords and exiting investors, pre-foreclosure sellers, and 1031 exchange sellers working against a strict federal deadline. Targeting on every seller-situation page describes location and search behaviour, never age, family status or any protected class.

Agent-type niches

How the system fits also depends on who is running it. We build for listing agents already positioned on the seller side, buyer's agents who want listings after commission changes pushed them to diversify, investor-focused agents who speak in cap rates, and Seniors Real Estate Specialists (SRES) whose designation alone is not a pipeline.

We also run campaigns for condo specialists who can own a building with one campaign, property managers converting exiting landlords into listings, geo-farming agents putting their mailed farm on video, and Spanish-speaking agents running the system where few competitors advertise in Spanish at all.

Team structure matters too: solo agents get a pipeline with only two jobs left on their plate, team leaders get appointments for the roster without becoming the ISA themselves, and brokerages and broker-owners get a listing engine run one market at a time. We are straight with two groups in particular: new agents and part-time agents get an honest page on what the system needs from an agent before it will work for them.

Market-type and career-stage niches

The remaining niches describe where an agent is selling or where they are in their career, not who the seller is. We build for top producers scaling up who track cost per acquisition, agents in slow markets waiting on sellers who are watching rates, high price-point markets where one listing pays for the year, small and rural markets with almost no YouTube competition, and dense, competitive metros where zip-level targeting carves out defensible territory.

Canadian real estate agents run the exact same system, with the ISA team calling Canadian numbers and the math run in CAD. We also work with agents leaving Zillow and shared leads, referral-only agents whose sphere has run dry, agents rebuilding after a move or a slump, and agents who already have a YouTube channel but have never turned the views into paid seller ads.

Every one of these niches runs on the same four-step framework covered on how the YouTube listings system works, and every campaign is backed by the 100-day listing guarantee. If your specific niche is not listed by name, the YouTube Listings Call maps it to the closest fit and builds from there.

Questions, answered

Do you build custom campaigns for niches not listed on this page?

the YouTube Listings Call maps any seller situation or property type to the closest niche we already run and adjusts the script, targeting and ISA (inside sales agent) questions from there. Consistent Listings has built dozens of niche campaigns across property types, seller situations and agent types, so most requests fit an existing framework with a few changes rather than a build from scratch.

Can you target seller situations like divorce or probate without breaking Fair Housing rules?

Seller-situation campaigns target location and search behaviour, phrases like "selling a house during divorce" or "how to sell an inherited house", never age, family status, marital status or any protected class. That keeps every campaign inside Fair Housing law and Google's housing policy. The probate and inherited homes niche page shows what the targeting actually looks like in practice.

Is the system different for property niches versus seller-situation niches?

The four-step framework, deploy, target, qualify, close, stays the same everywhere, but the script and targeting change with the niche. A property-type page like luxury or waterfront homes changes the buyer pool and the objections; a seller-situation page like probate or relocation changes the timeline questions the ISA team asks before booking an appointment.

Which niche should I start with if I fit more than one?

Most agents fit two or three niches at once, a property type, a seller situation and an agent type, and the YouTube Listings Call picks the one with the clearest search volume and the least competition in your zip codes to launch first. Running one focused niche campaign well outperforms splitting the same ad spend across several niches at once.
